Green Buildings: The Influence of Rating Agencies and Greenwashing in The Green Rating of Buildings, The Case of Johannesburg

Green buildings are postulated as a means for leading the quest for sustainable development and for gathering mainstream acceptance as part of the solution to the growing energy requirements.  South Africa is the leading country in sub-Saharan Africa when it comes to the implementation of greening initiatives and the implementation of sustainable urban development, with the Green Building Council of South Africa (GBCSA) being the most prominent proponent through its creation of the Green Star rating tool. Green-rating tools are used by developers to improve the marketability of properties. A higher Green Star rating indicates the measure of sustainability according to which the building process is conducted in that it reduces the required quantities of natural resources.  This leaves the green building industry vulnerable to greenwashing, in that there are various properties that must be considered in a green building, ranging from the type of materials to be used to its electricity and water usage.
